Plug-in solar for renters and flats: permission, planning and reversible mounting
Plug-in solar suits renters and flat-dwellers because nothing is wired into the building and the kit leaves with you. The obstacle is rarely technical: it is permission. Tenancies, leases, freeholders and managing agents usually control what may be placed in shared outdoor space or attached to an elevation, so get written consent first, propose reversible mounting, and do not overstate the planning position. Note that ballast weights are not included, and you will need a suitable external socket at the installation location.

Why this suits renters in the first place
Rooftop solar is effectively closed to most tenants and many leaseholders: it is a permanent alteration to someone else's asset, paid for by someone who may move next year. A plug-in solar kit inverts that. It is a product, not an installation. It connects to an existing suitable socket, it does not touch fixed wiring, and it goes in the van when you do.
That does not make it consent-free. What follows is the practical route to a yes.

How to ask, so the answer is useful
Vague requests get vague refusals. Give the decision-maker enough detail to say yes without carrying unknown risk.
Include all of this in your written request
- Exactly which kit: model, panel count, panel dimensions and weight, and the fact that it is a complete manufacturer-supplied product.
- That it is solar PV only — no battery, no battery-integrated device, nothing stored on the premises.
- That it connects to an existing suitable socket with the manufacturer's own lead and fused plug, with no extension leads or adaptors, and no work on the building's fixed wiring.
- That the inverter's AC output is limited to 799 VA, within the 800 VA framework limit for Great Britain, and that only one such device will be present.
- That the applicable network notification under G98 will be made — SocketPower handles this for kits bought from us.
- Precisely where it will sit, how it will be fixed, and a photograph or sketch of the position.
- Your proposed reversible mounting method, and your undertaking to remove it and make good on leaving.
- Confirmation that it will not obstruct escape routes, ventilation, access or anything in the building's fire strategy.

Reversible mounting in practice
The less you alter, the easier the conversation. In rough order of how readily consent tends to follow:
Free-standing, restrained
A panel on the adjustable stand supplied with the kit, ballasted or tied back so it cannot slide or lift, standing on a patio or garden surface. Ballast weights are not included and must be sourced separately. Nothing is fixed to the structure at all.
Clamped, not drilled
Where the kit's hardware allows it and the railing is genuinely sound and permitted, clamping avoids permanent holes. Wind loading still has to be taken seriously — see the balcony solar guide.
Drilled fixings
Effectively an alteration. Expect to need explicit consent, and expect to be responsible for making good. In many leasehold flats this is the option that gets refused.
Before you order
Renter and leaseholder pre-purchase checklist
- Written permission obtained from everyone whose consent is needed, kept on file.
- Planning position checked where the building is listed, in a conservation area, or where the authority's guidance is unclear.
- Socket confirmed as suitable, and any outdoor socket confirmed as installed and certified by a qualified electrician.
- Residual-current protection confirmed on the circuit, with no reliance on any plug-in adaptor.
- Mounting position agreed, reversible where possible, and structurally adequate for weight and wind.
- No other plug-in solar device already at the property.
- Removal and making-good responsibilities agreed in writing for the end of the tenancy or lease.
